Why Do You Need an EPC ?

An EPC is required in the UK whenever a property is marketed for sale or rent or is newly built. The EPC is valid for 10 years or until a newer EPC is produced for the same property.

It is recommended that a property’s EPC should be made available to potential buyers as soon as it is marketed for sale or rent. EPC’s have been around since 2006. Initially nobody took much notice and they were just a requirement to sell or rent your property.

What Does an EPC Tell You?

Below, we have broken the Energy Performance Certificate (EPC) down into it’s various sections and given a brief explanation of the information that each section aims to provide.

The Energy Efficiency chart indicates the final ‘score’ – the energy efficiency rating for the property and allows you to compare against an average property.

The higher the figure in the ‘current’ column the more energy efficient the property. The figure in the ‘potential’ column is based on the recommendations
which appear later in the report.

Summary of Property Features

This section shows the energy performance of the properties elements and give an idea as to how effectively that element is functioning. How these elements function currently, will tend to determine the recommendation later on in the Energy Performance Certificate (EPC).


Impact on the Environment

This section is designed to provide
information about the environmental
impact of the property. It shows how much Carbon Dioxide an average property produces each year and then compares this to your property, along with how this could be reduced if recommendations were implemented.

Estimated Energy Use

This section aims to show how much an ‘average household’ could expect to spend and potential savings

The estimated costs are based on fuel prices that change every six months.
So that EPC’s can be accurately compared from property to property. The figures are always based on the same assumption – that the property will be
heated for 9 hours per day for 5 days per week and 16 hours per day for 2 days per week, heating the living room to 21 degrees C and 18 degrees C for the remainder of the dwelling, for a period of 8 months per year. These figures do not take into account how the family living in the property uses the heating and lighting appliances which are present. They are based on Standard Assessment figures.

EPC Estimated Energy Usage

If you are selling or renting out your home, then you must now have an Energy Performance Certificate. So what is an Energy Performance Certificate (EPC) and what does it tell you?

Efficiency Rating – An Energy Performance Certificate gives an indication of how much it costs to run the property in terms of providing heat and hot water, by way of an easy to understand efficiency rating. 

Environmental Impact – It also provides an idea about how much carbon (in tonnes) the property uses, compared to the average and also how much less could be used if recommendations were made.

Recommendations – The report will show you a number of recommendations from low cost to high cost measures and how this will improve the properties efficiency. It includes approximate costs and also potential yearly savings.  

Can I Get My Own EPC?

Or do I have to use my Estate Agent?

No, you can use any suitably qualified Domestic Energy Assessor to produce an Energy Performance Certificate (EPC) for you. Typically, an Estate Agent will charge between £90 & £120 for the EPC. Using an Independent Assessor will normally be much cheaper.
